What Causes Window Cold Spots in Your Home?

A cold patch beside a window can make an otherwise comfortable room feel difficult to heat. You may notice it when sitting near the glass, closing the curtains at night, or finding condensation on the same pane each morning. So, what causes window cold spots? Usually, heat is escaping through the glass, frame, surrounding wall or a small gap in the installation - but the precise cause matters when deciding whether a repair or replacement is worthwhile.

Older homes across SW London and Surrey often have a mix of window ages, extensions and altered rooms. That means a cold spot is not always simply a case of old double glazing. Looking at where and when you feel the cold can help identify the real issue.

What causes window cold spots around the glass?

Glass naturally feels cooler than a well-insulated wall in winter because it is a thinner barrier between your heated room and the outside air. With single glazing, this difference is particularly noticeable. A single pane lets heat transfer out quickly, while the inside surface of the glass becomes cold enough to affect the air around it.

Double glazing greatly improves matters by using two panes separated by an insulating gap. However, early double-glazed units are not as efficient as modern units, and their performance can reduce as seals and components age. If the centre of the pane feels especially cold compared with your other windows, the glazing itself may be underperforming.

Cold spots can also be more obvious on north-facing elevations, in exposed locations, or on large areas of glass. A bigger window can still be a good choice for light and views, but it needs an appropriate glass specification and well-insulated frame to keep the room comfortable.

Failed double-glazed units

A sealed unit relies on an edge seal to keep the insulating cavity dry and intact. When that seal fails, moisture can enter between the panes, often leaving misting, haze or droplets that cannot be wiped from either side. The insulating gas, if present, may also escape over time.

A failed unit does not always create a dramatic draught, but it can leave the glass colder and make condensation more likely on the room-facing surface. In some cases, replacing the glass unit is possible if the frame remains sound and compatible. If frames are also ageing, warped or poorly sealed, a full replacement may offer better long-term value.

Low-performing glass specifications

Not all double glazing performs equally. Standard units, thin panes, older spacer bars and units without low-emissivity glass can allow more heat loss than a modern energy-efficient specification. Triple glazing can improve insulation further, but it is not automatically the right answer for every property.

The benefit depends on the size and position of the opening, the frame system, the home’s existing insulation and the desired appearance. A carefully specified modern double-glazed window can be an excellent fit for many homes, particularly where the frame profile and glazing thickness need to suit the property.

Cold frames, edges and reveals

If the middle of the glass is reasonably warm but the cold spot sits around its edge, look beyond the pane. Frames, spacer bars and the junction between window and wall are common weak points.

Older aluminium frames without a thermal break can feel very cold because metal conducts heat readily. Timber windows may develop gaps or areas of decay if maintenance has been neglected. Even older uPVC frames can lose performance where seals have compressed, drainage details are blocked or the frame has distorted slightly over many years.

Modern multi-chambered uPVC frames are designed to slow heat transfer, while a well-made sealed unit and warm-edge spacer help reduce cold around the perimeter of the glass. The result is not simply a warmer surface. It can also reduce the conditions that lead to internal condensation.

Thermal bridging at the wall junction

A thermal bridge is an area where heat finds an easier path out of the building. Around windows, this can occur at poorly insulated reveals, lintels, cavity closers or older alterations to the brickwork. The cold area may appear as a strip of wall beside, above or below the window rather than on the window itself.

This is more likely in older properties, where insulation standards and building methods differed from those used today. Replacing a window will not always cure a wall-based thermal bridge on its own. A proper survey should consider the opening, the wall construction and the finish around the frame so that the right improvements can be discussed.

Small gaps can create surprisingly cold draughts

A cold spot that moves or becomes much more noticeable on a windy day is often an air-leakage issue. Unlike heat loss through glass, a draught brings cold outside air directly into the room. It may come through worn opening seals, gaps at the sash, a poorly adjusted lock, failed perimeter sealant or voids around the frame.

You might feel it near handles, hinges, the lower corners of a casement window or where the frame meets the internal plaster. Curtains moving slightly when the window is shut can be another clue, although extractor fans and changes in air pressure can sometimes contribute.

Some issues are repairable. New seals, hinge adjustments, replacement handles or renewed external and internal sealing can improve a window that is otherwise in good condition. If the window no longer closes squarely, has widespread deterioration or several failed units, repeated repairs may become less sensible than replacement.

Installation quality makes a lasting difference

A high-quality window will only perform as intended when it is accurately measured, fitted and sealed. Gaps left around the frame, insufficient insulation at the perimeter or unsuitable sealant can all produce cold edges and draughts. The problem may be hidden behind trims, so it is not always visible from inside the room.

Careful installation also allows for natural movement in the building and frame. A seal that looks tidy on day one but cracks as materials move can admit water and cold air later. This is why workmanship, surveying and aftercare are as important as the window specification itself.

Do cold spots always mean condensation?

No, but the two often appear together. Condensation forms when warm, moisture-laden indoor air meets a surface that is cold enough for water vapour to turn into droplets. A cold window surface is therefore more likely to collect condensation, especially in bedrooms, kitchens and bathrooms.

However, moisture in the home also plays a part. Drying washing indoors, cooking without using an extractor, showering and limited ventilation can all raise humidity. Replacing poor windows can make surfaces warmer and reduce condensation risk, but it will not remove the need for sensible ventilation.

Avoid keeping trickle vents closed all winter simply because the room feels chilly. Controlled background ventilation helps manage moisture, while a draught-proof, energy-efficient window helps prevent unnecessary heat loss. The aim is fresh air where it is needed, not uncontrolled cold air through gaps.

How to investigate a cold spot before booking work

Start by comparing several windows on a cold day. Is the coldest point in the centre of the glass, at the frame edge, around the wall reveal or by an opening sash? Check for mist between the panes, cracked sealant, damaged gaskets and windows that need extra force to close.

It is also useful to notice patterns. A problem that is worse during high winds suggests air leakage. Cold glass with no obvious draught may point towards the glazing specification or a failed sealed unit. A cold patch on plaster beside the window may indicate a thermal bridge or an installation detail requiring closer inspection.

Do not rely solely on holding your hand near the window. It can identify an obvious draught, but it cannot confirm the source of heat loss. A professional survey can assess the condition of frames and units, check operation and sealing, and recommend proportionate work rather than replacing sound components unnecessarily.

When replacement is likely to be the better option

Replacement is worth considering where windows are single glazed, several sealed units have failed, frames are deteriorating, or draughts persist despite adjustments and resealing. It can also make sense when you are improving the appearance of the property, reducing outside noise or upgrading multiple openings at once.

For a single failed unit in a sound, well-fitted frame, targeted repair may be the more practical route. For a window nearing the end of its serviceable life, investing in made-to-measure energy-efficient glazing and professional installation can address cold spots while improving everyday comfort for years to come.
